How this is calculated

Under a diminishing musharakah home purchase plan, you buy the property jointly with the bank and make one monthly payment that combines rent on the bank's share with acquisition payments that increase your share. Mathematically this works like a repayment mortgage, so we use the standard amortisation formula on the financed amount at the provider's published starting rental rate for your finance-to-value (FTV) band, held constant over the full term. Your actual rate after the fixed period will change, so treat the full-term totals as a like-for-like comparison, not a quote.

How relief is applied depends on your pension type. For workplace pensions, tax relief is handled automatically — either via salary sacrifice (deducted before tax is calculated) or relief at source (your employer's provider claims it from HMRC on your behalf). You do not need to do anything. For SIPPs (Self-Invested Personal Pensions), the provider claims basic rate (20%) relief from HMRC and adds it to your pot automatically; if you pay higher or additional rate tax, you claim the extra through your Self Assessment tax return. This calculator applies to both types — enter what you actually contribute, not your gross salary deduction.
